Brokerage: Manhattan Connection Real Estate

I deal primarily with the East Side (top to bottom) so I know the market extremely well. I have connections with the mgmts/landlords from renting many of their apts so I get inside info on upcoming availabilities, negotiate the price lower and get the move in date you prefer. I deal with a lot of no fee apts but if the one you fall in love with requires the client to pay the fee, I only charge 1 months rent (most brokers charge 15% which is almost double that). All brokers have the same access to the same apts so be careful working with multiple brokers. You'll see the same places but end up paying more. The better deal you get, the more likely you are to send your friends my way.

First off, Spencer is a great guy. He really made a point to get to know us and what we were looking for. He did not waste our time like several brokers before him. I'm not sure where he gets these apartments but they were all incredible. He had a good relationship with the landlord and was able to negotiate the rent down substantially! I'll never recommend another broker more highly than this guy. He's the next Million Dollar Listing haha! I really wouldn't doubt it..

Spencer helped me find a great place in no time! He listened to my concerns and answered all of my questions. As someone renting an apartment in NYC for the time time, he really helped make the process less crazy than it could have been. He always calls back and is willing to help. I would definitely recommend Spencer to anybody.

The whole process was transparent and smooth. He found exactly what I wanted for cheaper than I ever thought something this nice could be. He has connections with lots of landlords and we got first access to every apartment we saw. I was torn between two places. That's a great problem to have LOL! Highly Recommend!

Spencer was extremely helpful in our search to find the perfect apartment. It was our first time renting in the city, and we needed someone like him to guide us through the process. He was extremely professional, personable and very attentive to my specific needs. I recommend him to everyone.

I was moving to NYC from the South and had no idea how crazy renting an apartment could be. I met with several brokers before meeting Spencer and almost lost all faith in humanity. Thankfully Spencer only showed me exactly what I told him I was looking for and didn't waste my time. My job only allows me to look at crazy times and he didn't mind. We found my apartment at 10:30pm! Spencer has access to some amazing places. I really didn't expect to get such a great apt so I can't thank him enough! I would definitely recommend him to anyone searching for an apartment!

I would like to say that Spencer was such a breathe of fresh air. I've had horrible experiences with several brokers so when I met him I was hesitant. He was totally upfront about everything and very trustworthy. He was even able to negotiate the rent down! (extra brownie points! LOL) I will be using him in the future and will send all of my friends to him!

PS - He has lots of no fee apts!

I’m not one to write reviews, but I need to let my fellow NYC residents know about my experience.

Spencer responded immediately to my inquiry about an apartment that I had really (really) liked and we had a good correspondence back and forth via email about scheduling a time view it as soon as possible, knowing that good apartments in NYC don’t stay long on the market. He specifically told me that he’s “not one of those guys that is going to waste both of our time” and to reach out to him the next day to see if the landlord’s office would be open to get the keys. I thought this all sounded great at first—he seemed transparent and responsive.

It took a turn the next day when I emailed him (3 times) after not getting any response. Then I left a voicemail, and I also texted. The day had come and gone and no word from Spencer. I thought this was strange, and started to get worried that my dream apartment (if it even actually exits) has already been rented—and also that something terribly wrong had happened to him. I then reached out to two other veteran brokers separately regarding that listing and they both said something didn’t seem right about it—the address didn’t match up, and it just seemed off.

Another day goes by—now 48 hours from my initial correspondence with him—and I get a reply! Spencer had been feeling under the weather and now the apartment has an application on it. While sorry to hear that he wasn’t feeling well, I think it’s unacceptable to go 48 hours without responding to a client. I’m in sales myself, and I would never do that to a client or else I would lose their business. The least I would do is respond saying that I’m sick and direct my client to someone that can help in the meantime—especially knowing that this is so time sensitive.

I replied to him, asking if that apartment had been rented, and I didn’t get a direct answer (leading me to believe that something was off with this situation). I decided to give him another call since it would probably be easier to just chat. Went right to voicemail. I immediately got a text from Spencer saying “in a lease signing, what’s up”. First off, I’m not your college fraternity brother; I’m a potential client and that’s unprofessional, like I was a bother to him. I replied to have him call me when he can and I have not heard from him since.

Turns out he is one of those guys that will waste your time, so don’t waste your time with him. Nobody needs that added stress when looking for apartments in NYC.

I did not rent an apartment from this agent.

Spencer Posecai Responded:
Hi Carolyn,

You contacted me about an apt. I was very sick for 2 of the 5 days that I was running fever. I'm sorry that the apt was rented by someone else but there was nothing I could do. I have other apts that are pretty much the same thing so had you talked to me about your frustration we could have worked something out. I actually have another unit coming available that actually works with your May 1st move in. Basically you are mad that I wasn't able to meet while I was sick & I'm sorry.

Spencer was fantastic to work with. I was relocating from Boston to NYC and he made sure to work quickly and around my hectic schedule. The week before our meeting he sent pictures of apartments in our price range to get an idea of what we were looking for. He never showed us apartments out of our range, and when we did find our new home he made sure to get our applications in that day. Spencer went above and beyond and I would recommend him to anyone looking for a down to earth, diligent Real Estate Agent.
