I deal primarily with the East Side (top to bottom) so I know the market extremely well. I have connections with the mgmts/landlords from renting many of their apts so I get inside info on upcoming availabilities, negotiate the price lower and get the move in date you prefer. I deal with a lot of no fee apts but if the one you fall in love with requires the client to pay the fee, I only charge 1 months rent (most brokers charge 15% which is almost double that). All brokers have the same access to the same apts so be careful working with multiple brokers. You'll see the same places but end up paying more. The better deal you get, the more likely you are to send your friends my way.
