RENTER'S INFO:
Market is very fast due to a limited inventory. You should prepare your paperwork and if you need a guarantor you should prepare him as well with the following:

-EMPLOYSMENT LETTER stating a salary and position on a company letterhead
-FIRST 2 PAGES OF YOUR LAST TAX RETURN
-MOST RECENTR PAY STUBS
-MOST RECENT BANK STATEMENT


If you are a self employed you will need the following:
-CPA LETTER your accountant needs to state your estimated salary for the following year and a statement of your salary last year on his company letterhead with his signature and contact information.
-BANK STATEMENT
-FIRST 2 PAGES OF YOUR LAST TAX RETURN
-MOST RECENT BANK STATEMENT


Most landlords required you to make 40-60 times the rent to be qualified. The most common is 40 times the rent.
EXAMPLE: rent $2,000 income: 40X2,000= $80,000 if you make up to $10,000 less then that you will need to come up with extra security. If you cant come up with extra security and making less then the income requirements or you are a student you will need to use a guarantor which will need to earn in between 80-100 times the asking rent. The most common is 80 times the rent.
EXAMPLE: rent $2,000 Guarantors income 80X2,000= $160,000

If you don’t have a guarantor you can use Insurant to guarantee your lease(note: not every landlord is open to take Insurant and especially not a condo/coop buildings: private owner)
The fee for Insurant will be 110% of your monthly rent. That fee is separated fee from the standard broker's fee.

Then you will be shown a list of the actual vacant units in your price range via floor plans and pictures with a full disclosure of the building and apartment amenities.
You will be able to pre-screen your favorite spaces, Immediately after we will go to view them all back to back, this way you can see them all and compare and choose the best space for you and your family or roommate/s.
We listen to you and make sure to show you exactly or close enough to what you are looking for based on the availabilities at the current market.

This great agent asked me a million questions before he agreed to meet with me, only after I met with him I realized that I am in GOOD hands and he listened to everything I said so when we went to view the properties he choose for me, I was satisfied and happy he understand me. He took notes after every unit he showed me and I am happy to say that after a few hours working with him, I applied to a great apt. I recommend using this great agent!

After working with many brokers, Assaf really understood the rental market and he knew almost every building I lived before or talking about. I hesitant to come to his office but after seating with him, he showed me all my options in each neighborhood. I choose the spaces I wanted to view and we went to view them all right after. It was exactly what he promised me over the phone. The funniest thing is that I end up renting the perfect home in an area I wasn't even looking. I had an awesome experience and at the end of the day it’s nice to know you are in good hands.
