He was always very upfront with regards to the obstacles we would be met with did well to not waste our time applying to apartments that, ultimately, would not take us. I only wish we had found him earlier in our search!— we began talking after my roommate and I had already put in an application (we weren't sure we'd be approved first), but ended up getting approved and taking that apartment.
