I LOVE NY, thats all!! I have called NYC home for more than 20 years and with the exception of a few short term moves, I have always returned to this GREAT city. I have lived in practially all neighborhoods and watched Manhattan change and move, in a NY Minute.

I specialize in Manhattan below 34th Streets, but have been above on more times than I can mention. I have previewed countless apartments during my tenure as an agent. I also work largely with client relocation.

I have worked in many areas of the Real Estate Industry;  as an Residential Real Estate Apraiser,  Project manager for an upscale interior renovation company and showroom sales for a renovation company. I love REAL ESTATE!!!

  •   If needed, landlord reference letter on company letterhead.
  •   If you own your property, a mortgage statement or the deed.

IF SELF-EMPLOYED:

  •   Letter from you CPA, or accountant verifying your annual income.
  •   Top 2 pages of the most recent 1040 or 1099 tax returns.
  •   Balance page of most recent bank statement.
  •   If needed, landlord reference letter on company letterhead.
  •   If you own your property, a mortgage statement or the deed.
  •   Enlarged copy of photo ID (155%)

IF YOU ARE A STUDENT:

  •   Guarantor who makes 80 to 100 x’s the monthly rent in annual income, if you are not employed.
  •   State or Federal issued ID and student ID.
  •   Letter of employment on company letterhead. The letter must include hire date, title, base salary,

  •   Top 2 pages of the most recent 1040 tax returns.

GUARANTOR:

NOTE: To qualify as a guarantor you must show an annual income of 80 to 100x’s the monthly rent, and have excellent credit. Tri-state guarantors are preferred.

My experience with Julie Thalheimer has been great for one reason- Julie is fun. NYC is a complicated place to rent an apartment and I have had the honor of working with her. She was always reachable, approachable, and easy to get along with. When a deal to buy an apartment fell through, Julie was ready to go with a list of rentals and a smile on her face. Another aspect I really appreciated about Julie was her "in person" approach. I have heard from friends that they were directed to look at apartments on their own, without the broker! This was not the case with Julie as she was always right there with me, which really helped her to understand what I was looking for, helping her to quickly find the perfect apt. Julie has helped me and a co worker find an apartment. If I look forward to working with her again in the future.

Although I haven't found an apartment yet, Julie is wonderful to work with. She spent all day with me, looking for exactly what I'd like, and finding a bunch of places that fit my budget, space needs, and style. I'm still working with her to find the perfect place, and I recommend her highly if you're looking for a place!

Julie is a very helpful broker.

She knew a lot about downtown Manhattan and taught me a thing or two while searching. I am going out with her again this week and I trust in her choices that she will not waste mine or her time. I will update my review accordingly.

CONTD :

So - I finally got an apartment and boy its beautiful.
I cant believe all the hardwork Julie and her team has put in to find me a place of my dreams in the city of my dreams.

My legs hurt with all the walking but Julie didn't give up .
