From the very moment I get a listing, all I think about is what it takes to rent it ASAP. For that, I have to persuade the landlord about the pricing. Pricing involves a lot of situations; such as amenities, coveniences, so on... Tenants are always looking for conveniences to get their money worth. For instance, an elevator versus a walkup building; how far is it from a subway station; how far from stores and other conveniences.

To run an effective Real Estate business in New York City, it takes many years of practice and I'm so proud to have been doing it for eight(9) years, both sales and rentals. Every single client that comes through my office door is for me a VIP. I do the best I can to make him/her a satisfied customer at the conclusion of our business transaction. When that happens, I feel satisfied as well. For that reason, I invite all my website visitors to come and do business with me to be treated the way they deserve!

* FYI, I have several NO FEE apartments available all over. If you're looking for NO FEE, call / text me *

Although Julian promptly responded to my several inquiries and was well written, I feel as though he thought I couldn't make a decision on my own (maybe because of my young age) and he kept over-explaining scenarios and such that I understood the first time around. He insinuated that he could negotiate a broker's fee with us but at the end of the day, was unable to do so, so we wasted a whole evening. He seemed unprepared and hadn't seen any of the places before showing us what they looked like. He didn't really take into account what we wanted at the end of the day.

I did not rent an apartment from this agent.

Julian Suazo Responded:
Dear Nkem,

I've been doing this business for 12+ years and never been to situation like what you've stated. I take my business very seriously and I consider your statement extremely unfair, especially the way I assisted you and your roommate. Nkem was looking for 3-BR unit below $2300.00. I show them 4 units I had in my database. When came to make a decision, she said broker fee was too much. I had told her that the minimum was 1-month rent = to $2250 from $4050 (15%) standard B/F in NYC.

Only interested in setting up a viewing on individual units if I came into his office and work with him exclusively. Do not contact unless you're willing to commit to this broker's conditions.

I did not rent an apartment from this agent.

He was the most helpful person we could ask for. He paid attention to the things we liked and did not like and went on to show us the best apartments in our price range. Great to work with!

I did not rent an apartment from this agent.

I ended up finding an apartment through another agent, but Julian responded quickly to my inquiry, and, unlike many agents, didn't overwhelm with promises. Courteous and to the point. Recommended.

I did not rent an apartment from this agent.

Julian is very sweet and pleasant, however, he was completely unprepared to show this apartment to me....Aside from not being able to find it at first....it was riduculously small...no refrigerator, stove, sink...the bathroom was so tiny...we had discussed previously to the viewing, what I was interested in, because the first studio, he told me, had already been rented...I asked him if he had viewed the next studio prior to him showing me and he assured me, that the layout would be the same. I was so insulted and annoyed that he didn't take the time to investigate the area or apartment. I could have done a split from the front door and practically reached the other side of the room...no kidding...my cat would have gotten cabin fever in this so called apartment...it looked like a storage room that someone cleared out to try and make an extra buck!!! He then tried to rationalize, by saying that he told me it would be small, for my price range....I'm quite cognizant of how small apartments can be...I've lived in the city for over 10 years....but this was like goimg from the sublime to the ridiculous...honestly, all I could do was laugh hysterically with my friend...oh well, New York, New York, if you can make it here...

I did not rent an apartment from this agent.
