Having just relocated from London to New York the prospect of searching for a place was both exciting but daunting.

Deborah responded very quickly to my e-mail, arranged a viewing immediately. Unlike other brokers she listened to what I needed and what my constraints were and found me a great apartment. Throughout the whole process, even when things weren't going smoothly my end, she was calm, patient and very reassuring. Could not recommend Deborah more.

I rented an apartment from this agent.

Deborah was extremely helpful in my search for an apartment. She responded to my inquiry for an apartment within minutes. She was able to meet with me the next day. When the landlord was being demanding about me coming in to sign the lease immediately, she was able to hold the apartment for a few days until I could come in and sign the lease. It was a great experience finding an apartment with her and I would work with her in the future.

Deborah is amazing. My roommates and I couldn't have had a better experience with her. We found her by a fluke when my friend found this website and passed along her phone number. I called Deborah and within 15 minutes she had described 10 listings of potential units that fit our criteria, off the top of her head. We had been working with other realtors for a few weeks and we had not seen any of these listings.

We set up a time to meet that night and we saw 3 places. 2 of those places quickly became the top 2 places we had seen in our entire search. Deborah guided us through the process and we had all the necessary paperwork for the apartment we wanted. The next morning, we were the first application in and were approved the next day.

It was 44 hours from the first time we contacted Deborah to time we had approval of our application (and the approval process which was out of her hands took 26 of those hours). Finding an apartment in NYC is normally a very overwhelming and painful process, but she made it quick, easy and manageable for us. Deborah is extremely responsive and gave us all her effort. She was never pushy and was realistic and honest with us about the approach. She even suggested a mover that was by far the lowest price for the job.

We could not be happier with our unit and we know all of our friends are going to be envious of our place. I would recommend Deborah with the highest regard.

I have to say i've had a horrible experience in my apartment search with brokers, until i met Deborah Hughes. I had to find a place ASAP, contacted Deborah, within 3 hours i was in her office going over some options, which i very much appreciated rather then wasting time seeing apartments i really would not like. Within 2 hours after that i was filling out an application on a place i never dreamed would be so nice considering my budget. She was an absolute pleasure to work with, and i will be definitely recommending her to anybody i know looking for a place. Thanks again!

I have rented many apartments over the years and was recently referred to Deborah at A.C. Lawrence. We met Deborah and she became our agent. She is probably the nicest and hardest working broker you will meet in New York. I admit I was a little leary having read other Yelp reviews. I've had my own horror stories of being shown s**t holes just to try to generate a commission, already rented apartments or brokers who are lazy and act as they are doing you a favor by showing you something. For us, it was nothing but smooth sailing and complete satisfaction with Deborah & A.C. Lawrence.
Like a good broker, she listened to all of our particular desires and didn't show us apartments that were not what we needed or were beyond our budget. Shida was able to find us a beautiful apartment within our budget and time-frame.

Deborah was attentive and accommodating throughout the search process and worked around my work and travel schedule.

I would highly recommend Deborah for if you are in the market for buying or renting in NYC.

Tried to get in contact with her regarding an apartment that I thought would be perfect. She responded eventually (a day later) then disappeared and never answered her phone again. Very bad!

Initially I tried to rent an apartment on my own. I went to Jacobson and another Management Company directly. I am shocked at how small the apartments are !!! It was a horrible experience, and they would not answer simple questions about square footage or a simple picture. I decided to bite the bullet and pay a fee.

I then discovered Naked Apartments after getting lied to by SEVERAL brokers on Craigslist. I contacted Deborah and she requested that I organize my paperwork. I was apprehensive, as that is not something I felt like doing at that moment.

Upon looking at my financials, she fully explained to me my options. She showed me 3 apartments that were SPACIOUS , in my area that I wanted , and most importantly , in my budget.

When I looked at the last apartment on the East Side I knew I wanted it! Another Tenant was there, but since my paperwork was ready I was able to take it off the market! Deborah treated me like I was her most important client (which I am sure I wasn't LoL) I will highly recommend her to anyone in the near future and I am happy I found a good broker in New York.

I have to thank Deborah for her hard work and effort to help me find my first apartment in New York. Recently relocating from the Midwest, I had a lot to learn about renting in the city. Deborah delivered as advertised! She did everything in her power to meet the high expectations I held for my first broker and gave me a crash course in the NYC real estate scene while showing me a handful of options. She communicated as I prefer, via email, and afforded me the extra time that secured my trust.

Unfortunately, the building management company that owns the fourth-floor walk-up apartment I selected refused to negotiate rent “a penny.” Available records revealed the listed rent at a 25% premium per sq ft above the average rent per sq ft of prior rental agreements in the same building. That difference raised too many questions about the value and maintenance I would anticipate from what I knew to be a poorly-reviewed building management company. My first search unraveled...

As I start my search for a broker and an apartment in New York City at square one, I wish to compliment Deborah on the genuine consideration and guidance she provided!
